With nearly two decades of experience, we understand what good building management looks like. Chris and Camille remain closely involved in every building, working directly with committees and staying across day‑to‑day operations. The result is stable, reliable management that many buildings struggle to find today.

BUILT ON EXPERIENCE

Common Ground Building Management was established by Chris and Camille Laycock, who bring nearly two decades of experience in Auckland's building management sector. Before launching Common Ground, they founded and operated Constant Building Management for 18 years, working closely with body corporates and committees across a wide range of residential and mixed‑use buildings. The business was successfully sold in late 2024.

Many buildings previously managed by Chris and Camille remained under management for well over a decade, a reflection of the stable, hands‑on approach they bring to building management.
 

That experience now underpins a simple approach: director‑led management, consistent oversight and long‑term thinking that supports the stability of every building we manage.

Day‑to‑day oversight of building operations, including monitoring building systems, coordinating contractors and ensuring the property remains safe, well maintained and running smoothly for owners, residents and tenants.

We coordinate required inspections, servicing and certifications to ensure building systems and safety equipment remain compliant and properly maintained, keeping the property safe for owners, residents, visitors and contractors working on site.

Working closely with owners, body corporate committees and the body corporate secretary, attending meetings and providing clear communication, reporting and operational insight from the day‑to‑day management of the building.

When urgent body corporate matters arise, calls are answered locally, issues are assessed quickly and the appropriate contractors coordinated where necessary. We do not charge additional attendance fees for genuine emergencies.

Working with existing contractors wherever possible while continuing to monitor performance and review services to ensure the building receives reliable work and good value over time.

Identifying maintenance issues early where possible and organising the right contractors to resolve them quickly and efficiently. Our systems track maintenance, servicing schedules and ongoing work.

Our approach is supported by solid building management and project management systems that track maintenance, coordinate contractors and maintain clear records of building activity.
